Short answer: When a tenant gives notice, we walk the unit, send you a priced scope, and schedule paint, repairs and cleaning in the right order so the unit is photo-ready before the next lease starts. You approve the scope once and get one invoice at the end.
Why does turnover timing matter so much in Boston?
A large share of Greater Boston leases start on September 1, so a lot of units turn over in the same few days. Painters, cleaners and trades are booked weeks ahead. Owners who start planning at move-out lose days. We schedule September turnovers well in advance and keep crew time reserved for our clients.
What is included in a turnover?
- Move-out walk-through with photos, compared to move-in condition where you have it.
- A priced scope split into must-do (safety, Sanitary Code, broken items) and should-do (paint, finishes that help it rent).
- Paint and patch, drywall repair, caulking and grout.
- Repairs: fixtures, doors, hardware, appliances, blinds, screens.
- Smoke and CO detector check and replacement where needed.
- Final clean and a photo set you can use for listing.
How long does a turnover take?
A clean unit that needs paint and small repairs usually takes a few working days. Units with flooring, kitchen or bathroom work take longer. We give you a finish date with the scope, before you approve it.
Does the photo record help with the security deposit?
It helps. Massachusetts has strict rules on security deposits (M.G.L. c. 186, s. 15B), including what can be deducted and how it must be documented. Dated photos and an itemized repair invoice are the evidence you would need. Talk to your attorney before deducting anything.
