Short answer: Your tenants report repairs to our line instead of your cell phone. We send a licensed crew, fix it, and bill you at member rates. You approve anything over your limit and keep managing everything else yourself.
Who is this for?
Owners of one to about fifty rental units in Greater Boston who self-manage, or who use a leasing agent but have nobody for repairs. It also suits out-of-state and overseas owners who need someone local who can actually get into the unit.
What is included?
- Tenant request intake: one number and portal for your tenants, with triage so a dripping faucet doesn't get treated like a leak through the ceiling.
- Every trade: handyman, plumbing, electrical, heating, appliances, doors and locks, paint and drywall. Licensed work goes to licensed trades.
- Heating season priority: no-heat calls go to the front of the line.
- Up-front pricing on common repairs, and a written estimate before bigger ones.
- Photos and notes on every job, so you can see what was done without driving over.
What does Massachusetts require of landlords?
The State Sanitary Code (105 CMR 410) sets the minimum standard for rental housing. Heat is the one that generates the most urgent calls: from September 15 to June 15, heat must reach at least 68°F during the day and 64°F at night. Hot water, working smoke and CO detectors, weathertight windows and doors, and freedom from pests and leaks are also on the list. When a tenant reports a Sanitary Code problem, the clock starts. A maintenance team that answers the call quickly is the simplest way to stay on the right side of it.

How do you handle turnovers?
Vacant days cost more than most repairs. When a tenant gives notice we walk the unit, price the make-ready, and schedule the work so it finishes before the next lease starts. See unit turnover and make-ready.
